Comparable properties: A “comp” is what real estate professionals call home sales that can be reasonably used
to help determine the price of your home. But just because you’re in the same neighborhood doesn’t mean that
the houses will sell for the same amount. I will provide current market data to help you determine how to compare
your home and determine the right price.

PROFESSIONAL HOME STAGING

As part of my Platinum Service, you will receive a home staging consultation, by a professional home designer (Stager). This individual specializes in preparing homes to sell in our market quickly and with the highest return to my clients. Buyers look at homes through their own eyes and try to visualize how their possessions will “fit” in a home. The Stager will provide guidance and direction in how to de-personalize the space and increase the amount of open space in the home. Studies show that a staged home tends to sell faster and at a higher price, since more Buyers see the “fit”. Lastly, staging is the first step towards great professional photographs. Most often Buyers begin their search online, before every visiting your home, and great photos get you one step closer to a sale.

PREPARE FOR PROSPECTIVE BUYERS

Get your home market-ready at least two weeks before you begin showing it. Make all your repairs, and then do a deep clean (or hire a cleaning service to help). Pay attention to both the inside and outside of your home. Consider a temporary storage unit to store unnecessary furniture, and other household items. Now is the time to declutter, donate, sell items and organize.

HOME REPAIRS

Completing an independent home inspection, by a qualified inspector, before featuring your home on the market, puts you several steps ahead of a Buyer. As part of my Platinum Service, I provide a pre-home inspection by a qualified inspector. Once your report is complete, we will carefully review the information and discuss the findings. I will provide recommendations to you on repairs/replacements that Buyers may expect. A home in need of minimal repairs is more attractive to Buyers and can increase the odds of selling. It is best to complete repairs prior to a Buyer’s home inspection.

BE FLEXIBLE ABOUT SHOWINGS

Spur-of-the-moment showings are disruptive, and making sure your home is constantly ready to show can be exhausting. But the more amenable you can be, the sooner you’ll find a Buyer. Set your mindset that this will only be for a short period of time. Keep your home in ready-to-show condition to avoid the last minute stress for showings. I will provide you with a guide in how to prepare for showings.

DON’T REFUSE TO DROP THE PRICE

In the event your home has been on the market longer than expected with limited activity, be prepared to at least consider lowering your asking price. The market is a great source to indicate how well your home is doing, in comparison to other listed homes. I will provide you with data and market updates to equip you with the right information to make good decisions.
