There is a misconception that if you use the builder’s representative you can save money, which is not necessarily true. When a buyer works with the builder’s representative, they are working with someone who is not representing them but instead is representing the builder. The builder’s representative is working in the best interest of the builder. Having your own representation is critical whether buying new construction, an existing home, or any real estate.
When a builder uses their own contract, who do you think that benefits? The builder. If you do not have someone in your corner that will go over the contract with you, you can miss some very important information and dates that could cost you later on. Real estate purchases involve a lot of paperwork, including documents that can be confusing and overwhelming. As your agent, I will review the contract to make sure it is written for your best interest and that you understand all the details. Buyer Agent Commissions are typically built into the price of a home and paid for from the seller’s proceeds; in this case the builder’s. To take advantage of using a local Real Estate Agent as your buyer’s agent, most builders have rules requiring that your agent must be signed up to work with you and may need to accompany you on your first visit.
As your Real Estate Agent, I will talk with the builder before even writing an offer so that you know exactly what comes with your new home. Does it include landscaping or is that extra? Does your new home come with air conditioning or is that something that is up to the buyer to install? What is the appliance package that is offered, and can it be upgraded? No one wants to go to the final walk-through and find out right before closing that what you thought you were getting, you are not.
Generally, a buyer is given choices on things such as lighting fixtures, carpet, cabinetry, countertops, and other home features that make the home your very own. As your real estate professional, I know what home features today’s buyers are looking for in a home. One of the worst things that a buyer can do when building a home is spend money on upgrades and improvements that may hurt the value of your home when it comes time to sell. Furthermore, as your Real Estate Agent, I can help you understand the cost of an upgrade versus the potential return on investment.
When buying new construction, it is imperative that you have your own agent. Someone who is in your corner representing your best interest. I will negotiate on your behalf and represent your best interests.
Most Buyers hire an inspector prior to the purchase of an existing home, but it is also important to have a home inspection done when buying new construction. Many buyers who are purchasing new construction believe that since the home is brand new that they don’t need an inspection, but sometimes mistakes can happen. As your Real Estate Agent, I always recommend an inspection. When an inspector walked through one of my previous buyer’s homes, they noticed that the main water line was not properly connected. The minute the new buyer would have turned on the water, it would have created a leak in the walls. Yikes!
Buying new construction is a complex process. There are many moving parts that make it easy for the build to fall behind.
